Commissioning

As a service focused on reinforcing the quality in the delivery of a new or rehabilitated building, focused on verifying and documenting that the installation and all its systems are planned, installed, checked, operated and maintained to meet the requirements set by the client throughout the life cycle of the building, Intemac’s experience has allowed the development of this activity on a regular basis.

Initiated in the design phase, it has included in all cases the review of the commissioning capacity and maintainability of the design solutions and; the management, coordination, planning, supervision, validation and documentation of the execution, commissioning and delivery of the building’s facilities, verifying that the operating objectives are met to meet the needs of its occupants.

Commissioning is, for example, fundamental in the process of obtaining LEED accreditation, areas in all of which Intemac has extensive experience accompanying the client in all phases.

Project, Execution and Materials Control

Foundation and structure

The interpretation of the conclusions of the corresponding geotechnical report at the beginning of the work is essential to avoid the risk of making an error in this unit, which in practically all cases would turn out to have a transcendental economic impact.

The conclusions of the report are necessarily based on a punctual reconnaissance of the foundation ground and therefore it is necessary to confirm during the excavation and execution of the foundation that in a generalized way throughout the extension the soil quality conditions foreseen in the report and at the estimated depths are preserved.

INTEMAC carries out on-site inspections with technicians specialized in geotechnics, identifying the different strata and bearing capacity of the land. It also carries out the analysis of the boundary conditions for the excavation, verifying the configuration of slopes or the conditions of water inflow. The intervention of external control is an unavoidable issue in order to achieve the required quality levels in relation to the safety, functionality and durability of the structure. INTEMAC has extensive experience and specialized technicians that allow it to carry out the execution control of all types of structures.

Architecture

Façades, Roofs and Basement Watertightness.

The redesign of vertical enclosures, the materialization of an efficient support, the locking between the different panels in masonry works, the arrangement of contraction and expansion joints, finishing of enclosure sheets in the openings, the arrangement of flashings and copings or the placement of insulation, are aspects of great importance for the fulfillment of the final quality requirements of the execution of the façades.

Similarly, in the case of roofs, aspects such as slopes, the placement of waterproofing, insulation and protection material, or the solution of the singular points of meeting with façade panels, drains, etc., are essential for the correct functioning of the roofs, avoiding the uncomfortable pathologies that poor execution entails.

INTEMAC develops the control of the execution of these units through systematic inspections aimed at detecting possible defects that could subsequently present problems, both in the stability of the elements and in the tightness and functionality, thus providing greater guarantees to achieve an adequate execution

A large part of the failures in the operation of building installations are caused by project errors. External Quality Control by an independent entity is highly recommended to minimize the consequences of possible errors.

INTEMAC’s Facilities area, which has a technical team with extensive experience, is responsible for the development of the Project Quality Control activity, with the following general scope:

Definition and Documentary Coherence C.T.E.

The omission in the Project of works or specific details, or their erroneous, insufficient or contradictory definition with that of the rest of the documents of the Project, are undesirable circumstances that may lead to the need to draft and process project modifications, the filing of claims or the existence of litigation. Unfortunately, documentary deficiencies are relatively common when, for reasons of competitiveness, projects are drafted by organizations that accept more commissions than they can reasonably develop or are not sufficiently prepared to carry out the specific work due to their scope or scope.

More and more Public Administrations are commissioning the review of specific Projects, mainly interested in whether the Project to be processed constitutes a complete, coherent and sufficient set of documents. Some Administrations have even developed requirements in this regard, materialized in protocols of minimum content complementary to those indicated in the regulations.

In this sense, the Technical Building Code establishes, in Annex I to Part I, a detailed list of the contents required for a Building Project, either at the level of the Basic Project or the Execution Project.

Technical Control Body (O.C.T.)

INTEMAC is recognized by Insurance and Reinsurance Companies as a Technical Control Body (OCT) for the development of Control for Ten-Year and Triennial Damage Insurance at its highest level. It should be noted that the recognition covers all types of constructions and their size, both in the construction of new construction and in the case of rehabilitation. This allows us to have guarantees of having an OCT on site that will be able to respond to any building conception, covering all the solutions that may need to be modified during execution.

INTEMAC has extensive experience with more than 30 years carrying out this activity in all types of buildings and has a team of technicians specialised in the different activities to be carried out in the project, construction and reception phase.

QUALITY CONTROL ENTITY FOR BUILDING CONSTRUCTION (ECCE)

INTEMAC is certified as a QUALITY CONTROL ENTITY FOR BUILDING CONSTRUCTION, in accordance with Royal Decree 410/2010 in its maximum amplitude and scope:
• Studies of the terrain and the condition of the buildings.
• Verification of compliance with the Technical Building Code and other applicable standards, in newly constructed buildings or the rehabilitation of existing buildings.
• Evaluation of the functions of the building over the course of its lifetime, in order to verify compliance with each and every one of the basic requirements for the building in the Technical Building Code and other applicable regulations.
• Supervision of the Energy Certification of buildings.
• Evaluation of the sustainability, functional, and spatial characteristics of buildings.
The scope of the certification includes all of the Building Types described in article 2 of the Building Planning Act, and the company is certified for all phases of the construction process including the project, execution, and life of the building.

Installation Testing

Reception of Installation Equipment

It represents one of the fundamental parts of the supervision of the execution and assembly of the installations, which generally requires it to be carried out independently and in advance, in accordance with specific protocols, which avoid the risk of error.

In cases of buildings of a certain importance, which involve the use of special equipment, outside the range of capacity, power, etc., of the usual projects, it is necessary and convenient to carry out this control activity in the factory, as a prior step to its delivery.

In this activity, the correspondence between the nominal characteristics of the different equipment and components foreseen in the project and those of those to be supplied to the site is reviewed, through the request and analysis of certificates of origin or conformity with standards, or the reception at the factory through the verification of specific protocols for checking the characteristics and operation of equipment.

Load Testing

Slab load tests

For more than 30 years, INTEMAC has been carrying out load tests on bridges and walkways as well as on other structures (slabs, special roofs, tanks, etc.). INTEMAC carries out the load test project, the instrumentation, the data collection during the test, the analysis of the results obtained and their comparison with the expected results. To carry out these tests, INTEMAC has a large team of more than 10 engineers and auxiliary personnel who, making use of more than one hundred displacement transducers, two hundred strain gauge complements, more than twenty accelerometers and three vehicles prepared to carry all the instruments correctly located, can carry out load tests anywhere in Europe. On the other hand, INTEMAC is the only engineering company in Spain that has two laser vibrometers for the measurement of non-contact displacement, essential equipment when carrying out load tests where there is catenary between the deck and the ground, or spans that cross rivers or other inaccessible roads. Over the last 30 years, INTEMAC has carried out more than 500 load tests on all types of railway and road bridges.

Experience in this type of work is essential to make a correct interpretation of the behavior of the tested structure. On the other hand, the correct calibration of the equipment is essential for reliable measurements.

Load Testing of Piles, Micropiles and Anchors

These tests are carried out in order to know the real behaviour of the piles in the ground, subjecting them to loads generally higher than those of service. They are normally carried out to check the design used in the project of the foundation of the work, carrying out the test on test piles. The test loads are applied with hydraulic jacks, reacting against a reaction head anchored to the ground. The measurement of the vertical movements of the pile head is measured with displacement transducers referring to a parallel structure and, in the case of piles executed “in situ”, the unit deformations can be checked at different depths, to check the transfer of load to the ground by shaft and by tip. To carry out these tests, the specifications of the ASTM-D-1143-81 standard, among others, are followed.

Bridge and Walkway Load Testing

Static and dynamic load testing of walkways requires first correctly modelling them and then carrying out the placement of the instrumentation and application of the loads. INTEMAC has carried out more than 90 load tests on walkways of all kinds designed by the most renowned engineering companies: Fhecor, Fernandez Casado, Cesma, P delta, Torroja, MC2, Ideam, etc. INTEMAC has developed its own software that allows us to know each of the instrumented magnitudes at all times and compare actual and forecast results in real time.

INTEMAC’s extensive experience in carrying out static and dynamic load tests on bridges leads to savings for the contractor and the property since the time in which the trucks or machines and hoppers are on the bridge is the minimum necessary, this has led INTEMAC to carry out the load tests of the most emblematic bridges that ADIF has built. the General Directorate of Railways, or the Ministry of Public Works.

The performance of dynamic load tests on RILEM plank, allows to know the basic dynamic parameters (own frequency, damping) of a panel in a fast and economical way as long as there is the appropriate software for the treatment of the signals obtained.

Testing of metal structures.

Non-Destructive Testing (NDT) Metal Structure

The execution of metal structures entails the possible existence of defects that are not visually perceptible, especially with regard to welding. These defects can imply subsequent pathologies if they are not detected and even the collapse and rupture of the joints. In the face of these risks, however, it is possible to know the resulting state of the welds after their execution by carrying out Non-Destructive Tests. These tests provide information on possible defects both superficially and inside the welds. Likewise, on other occasions, it is necessary to know data associated with the nature and resistance of the material assembled on site or to carry out verifications of possible internal defects of the material or thicknesses of the surface protection systems. These aspects are also accessible through the performance of Non-Destructive Testing.

INTEMAC has extensive experience in carrying out specialized tests in this discipline, carrying out the following types of tests and recognition:

Acoustics

The regulatory requirements in the field of acoustics, in particular the basic document DB-HR of the CTE, make it advisable to externally control the solutions adopted.

INTEMAC carries out project review activities, control in the execution phase and “in situ” measurements with the finished work of the parameters of insulation to airborne noise and impact, as well as the level of noise caused by facilities and equipment, in order to verify that the applicable requirements are met

Energy efficiency

Based on its experience in the field of buildings, especially in the field of envelopes and installations, Intemac develops energy efficiency studies aimed at reducing emissions and energy costs of buildings, both from the design phase and in constructions in use (LEED-EBOM buildings, for example).
